Stage 01 — Understanding & Direction
We begin by understanding the site, constraints and ambitions of the project — technically, spatially and commercially.
This stage is about:
- establishing feasibility
- identifying risks early
- setting realistic parameters for scope and budget
- clarifying what success looks like for the client
At this point, no construction commitment is required.
Stage 02 — Design Development
Architecture, interiors and engineering are developed together from the outset, ensuring spatial planning, material intent and technical strategy evolve as a single design.
This stage typically includes:
- concept design
- spatial planning
- initial technical strategy
- early cost direction
- design testing through 3D visualisation
Design decisions are evaluated not only on appearance, but on buildability, longevity and cost consequence.
Stage 03 — Planning & Statutory Approvals
We manage the planning process in full, working closely with consultants, planners and stakeholders.
This includes:
- planning applications and negotiations
- appeals where required
- coordination of technical information
- responding to evolving constraints
The aim is to secure consent without compromising the underlying design intent.
Stage 04 — Technical Resolution
Once planning is secured, the design is technically resolved in detail.
This stage focuses on:
- structural coordination
- building regulations compliance
- junction detailing
- material specification
- coordinated BIM modelling
- Mechanical & Electrical coordination
- RIBA Plan of Work alignment
By resolving complexity before construction begins, uncertainty and on-site reinterpretation are reduced.
Stage 05 — Construction (where aligned)
Where projects proceed into construction with us, delivery is managed as a continuation of the same process — not a handover.
This includes:
- on-site coordination and quality control
- immediate technical decision-making as issues arise
- cost awareness informed by real construction data
- maintaining design intent through build
- Building regs compliance & Managmement
Where appropriate, independent Quantity Surveyors may be engaged to provide additional cost oversight, informed by actual materials and construction methodology rather than abstract estimates.
